We are committed to understanding our client’s needs early on and working collaboratively with the team to provide: Rough Order of Magnitude (ROM) Estimates, Value Engineering, Phasing/Programming, Scheduling, and Logistics Plans. Our depth of resources and experience enable us to provide a detailed level of budgeting and scheduling leading to client savings and efficient client programming.
CONSTRUCTION MANAGEMENT
As Construction Manager, T LONG is intimately involved throughout the project lifecycle as the Client-Partner for all facets of construction. From inception to completion, we are committed to working closely with the design and construction team to ensure the project is completed safely, on time, and under budget, with the goal of exceeding our client’s expectations.
GENERAL CONSTRUCTION
As a traditional general contractor T LONG has built our reputation on successfully achieving the highest standards in construction by employing the finest skilled craftsman and management staff. Our reputation is also integral to building lasting professional relationships with our subcontractors, suppliers, and vendors all of which share our high standard for quality construction. Each project has a dedicated Project Team responsible for tracking cost, maintaining schedule, and communicating appropriate information. In addition, we provide dedicated field staff responsible for controlling the jobsite activities, enforcing safety parameters, and maintaining quality control.
DESIGN-BUILD
T LONG’s design-build approach allows for single source accountability through the lifespan of the project. With licensed architects as part of our executive team, we have a unique understanding regarding the integration of design and building. We work with the client early in the planning phase to fully understand the client’s program, budget goals and schedule. Once the programming and goals are confirmed, we engage with our most experienced and qualified design partners capable of meeting the client’s expectations. Throughout the design process and through our collaborative team efforts we strive to incorporate a best value approach. This provides the client with the best cost economies for their project and insures the most comprehensive and successful project for the entire team.
SERVICE AGREEMENTS
We at T LONG understand that once a construction project is complete, most clients will still have ongoing needs as they learn to navigate their new space. Aside from our standard extended warranty, our Service Agreements provide our clients with a streamlined process for maintenance, repairs, and small renovations.
VIRTUAL DESIGN & CONSTRUCTION
As part of our preconstruction and construction management processes, T LONG can perform design model constructability reviews and MEP shop drawing clash detection and coordination when required. We can analyze projects via 4D (schedule) and 5D (cost) modeling to help deliver projects on time and under budget.
